The Lighting makes all the difference to SBEM Calculation
A new office building in County Durham was destined for the 'Green Wash' treatment with the introduction of Photovoltaics as the SBEM Calculation was not allowing compliance with Building Regulations Part L 2010. With costs spiraling the client was on the verge of shelving the project, however L2 Energy Consulting were determined to come up with an alternative solution to help the client and prevent the need for inclusion of any renewable technology on the scheme. SBEM Calculations are extremely sensitive to the efficiencies of the Building Services and in particular the lighting design. After investigating the situation further we advised the client that with the use of the right light fittings with a high Light Output Ratio (LOR) in excess of 80% and with the utilization of T5 lamps with a high luminous flux a Lighting Efficacy of 75 or more can be achieved. This can have a huge difference the Building Emission Rate (BER) in an SBEM Calculation and with the introduction of photometric and movement sensors for switching a further improvement can be made.

Proposed Office Development passes SBEM at first attempt.
With the help of L2 Energy Consulting a new head-office development in Oxfordshire due to start on site in early Spring 2011 has sailed through its 'Design Stage' SBEM Calculations. With the use of two high efficiency heat pumps and an energy efficient lighting design the property was more than 12% more efficient than the current Building Regulations require under Part L2 Conservation of Heat & Power.
